Summary

The Director of Facilities is responsible for controlling, coordinating, and evaluating entire property facilities, planning and development, construction and remodeling projects; and supervising maintenance, operations and grounds developments.  Manages, directs and coordinates overall plant operations including capital projects, fleet, landscape, building, roadway/parking surfaces, lighting, energy management, environmental services, and event support. In addition to providing leadership for in-house maintenance employees, the director of facilities oversees various vendor contracts for custodial, landscape, elevators, and escalators.

 

Duties/Responsibilities

  • Directs and oversees all union labor in the Facilities Department.
  • Collaborates with Grounds Foreman and administrative support staff for the purpose of discussing new policies, reviewing existing methods and developing more efficient procedures.
  • Establishes strategic goals and objectives, conduction performance evaluations, providing guidance and counsel to employees, and monitoring attendance.
  • Coordinates with contractors within scope of work.
  • Will collaborate daily with leadership to limit grounds utility disruptions during repair and construction projects.
  • Required to represent the facility at meetings with local and state agencies and serve on organizational committees relating to campus operations construction and maintenance.
  • Must assure training and records requirements within area of responsibility
  • Must be able to develop department budget and regularly monitor monthly expenditures. 
  • Initiates and recommends purchase of new capital equipment.
  • Responsible for the development and implementation of short term/long term maintenance projects as well as capital projects.
  • Coordinates with outside contractors who have contracts on the facility.
  • Participates in the design and review process for all capital projects by providing maintenance and operations perspectives and thus insuring the new and renovated facilities are constructed with a maintainable life cycle.
  • Required to participate in industry-related professional organizations and maintain an understanding of current ideas, research and practices pertaining to the areas of responsibility for the Facilities
  • Performs other duties as required.

 

 

Skills/Knowledge/Abilities

  • Must be a graduate from a 4-year college/university or equivalent education and experience; possession of an advanced degree in architecture, engineering, construction management, business administration or a field closely related to facilities management is desirable.
  • Must have a working knowledge of buildings, grounds, equipment maintenance and operation, and landscape maintenance. 
  • Five years of progressively responsible professional and administrative experience involving facilities maintenance and construction. Thorough knowledge of the methods, practices and procedures of facilities maintenance and construction as they relate to venues and public assembly. 
  • Knowledge of compliance requirements for SB198 and ADA. 
  • Must possess a thorough knowledge of the maintenance and construction trades including but not limited to: carpentry, hardware, painting, plumbing, electrical, and HVAC.
  • Two years of custodial experience preferred in a similar working environment preferred.
  • The director must also possess strong interpersonal skills; the ability to establish and maintain a productive working relationship and to communicate effectively with diverse audiences within the organization, contractors and consultants.
  • The ability to read, interpret and formulate plans, specifications, prepare cost estimates, analyze architectural plans, monitor the work of the trades, contractors, construction engineers and other project personnel.
  • Experience working with AutoCAD. Thorough knowledge in Microsoft Office Outlook, Microsoft Word, Excel, PowerPoint, etc.

 

Physical Requirements

  1. Ability to move around the grounds including climbing up and down stairs
  2. Must be able to lift a minimum of 25 lbs
  1. Must be able to climb top of roofs of buildings and structures.
  1. The ability to communicate on the phone and 2-way radio.
  2. Must be able to work some weekends and evenings shifts.
  3. Must have and maintain a valid California Drivers License
  4. Must have good analysis and report writing skills.
